Using an experienced Realtor during your home building process can aid you in many ways and even save you money in the long run. Consider the following reasons a Realtor is needed whether buying and existing home or new.

• The Seller (Builder) Pays the Realtor Fees. It is the builder, not you that is responsible for paying the realtor's fees.
  
  
• The Realtor Fees are Built into the Cost of the House. Realtor fees are not additional to the cost of the house, but they are already included in the sales price.
  
  
• A Realtor Can Negotiate a Better Deal for You. Your Realtor can get a better deal than you can because he or she likely sells many homes in the new home community, thus having more "pull" with the buyer. There is no legal fiduciary relationship between you and the Builder's Representative. All your interactions during the home buying and building process will be biased to benefit the builder. • The Realtor Can Guide You Through the Process. Your Realtor can help you forsee issues before they arise, and keep you on track with the home building process. You can't imagine the many different issues that arise and need to be dealt with from paint color to cracks.
